Morocco lies off the north western coast of Africa and is neighbours with the Canary Islands, Algeria and Spain. The country has many fabulous destinations to visit and there is often great property bargains to be had if you know where to look.

Getting to Morocco: Depending on your departure country there are many airlines which fly to Morocco with daily flights the norm during the summer and two to three flights per week during winter. From southern Spain it is possible to take a ferry ride from Algeciras to Ceuta.

Weather in Morocco: Morocco's weather is quite similar to it's neighbour Spain and ranges from fifteen degrees celcius in the winter through to thirty five plus degrees in the summer. Rain is quite infrequent but heavy when it does rain.

Property in Morocco: In Morocco, land, houses, villas and apartments are all acquired freehold. Leaseholds are not used for residential property.

Land Registry
All new properties sold should have title deeds (melkia) that are registered in the Moroccan Land Registry. This shows who owns the land and whether there are any encumbrances on the title such as mortgages, rights of way etc.

The First Step
After finding a property you wish to purchase, the first step will be to place a small deposit that will take the property off the market until the Private Contract is signed. This deposit may or may not be refundable.

Private Contract - Promise to Purchase
The Private Contract or Promise to Purchase is usually prepared and signed within four weeks of placing the deposit. This contract sets out the terms and conditions of purchase and binds you to the purchase. If you cannot be in Morocco to sign this document you can give your lawyer Power of Attorney to sign on your behalf.

Public Contract
Upon completion of the property and issue of all licences, the Sale and Conveyance Deed, is signed by both parties, in the presence of a Notary, and payment made of all outstanding monies. As with the Private Contract you can give your lawyer Power of Attorney to sign on your behalf.

Lawyers
We always recommend finding a good English speaking lawyer and whilst we can steer you in the direction of places to look, you should verify their credentials before retaining their services and if possible use a lawyer that has been recommended by an independent source - not an estate agent!
